The Space

Welcome to The Dune House – an award-winning, architecturally designed retreat perfectly nestled in the sand dunes of Hindmarsh Island. Since its completion in 2025 by the acclaimed 4Life Construction, this stunning home has earned five prestigious awards for its design and craftsmanship.

Step inside to discover spacious, open-plan living with soaring ceilings and expansive windows that frame breathtaking views of the Coorong. Whether you’re unwinding as boats drift by or seeking adventure, enjoy our kayaks and stand-up paddleboards for a day on the water.

Explore the Coorong’s natural beauty with private walking trails, a bird hide and Bird Blind for wildlife watching, and serene access to the water beyond the barrage. For a touch of friendly competition, gather family or friends for a game on our bocce/pétanque court.

After a day of exploring, wash off the salt and sand in our outdoor shower with both hot and cold water. Step onto the expansive deck, where you’ll find a large BBQ perfect for entertaining and adjustable fly screens to protect you from the elements. Double bifold doors open to the kitchen and dining area, allowing you to easily entertain large groups or simply enjoy the fresh air and peaceful surroundings. The dining table, seating up to 12, is perfectly positioned by the window for a stunning view while you dine. The outdoor dining comfortably seats 12 people.

Inside, unwind in the cosy lounge area featuring games, books, Wi-Fi, and a smart TV – an inviting space for family gatherings or fun with friends. Down the hallway, you’ll find four spacious bedrooms as well as a small lounge room and study and the ‘kids retreat’, each with large windows and a built-in bench, perfect for reading or simply soaking in the serene views of the native bush. Two bedrooms have ensuites, while the other two share an adjoining large, stylish bathroom. The kids retreat features two built in bunk beds with four king single mattresses for ultimate comfort.

Beyond the 4 double rooms the further sleeping space can be configured either in the 4 large bunk bed configuration of the kids retreat, or with the lounge room converting to a double sofa bed adjoining the kids retreat to create an alternate double and/or adjoining parent/children suite (see the enclosed floor plan for further details) or space for an additional 2 guests. Just let us know, and we’ll provide linen for your convenience.

PLEASE NOTE: There is another property, The Cottage, located before the Dune House which you will pass on your way in via the driveway. This property is also separately available to rent , and we kindly ask that you respect its boundaries and refrain from driving up there. Guests share access to the walking paths, bird blind, and beach. We kindly ask that you respect the privacy of each property. If you’re interested in renting both properties together, please don’t hesitate to ask – this option accommodates up to 21 guests.

CARETAKER: Our wonderful caretaker, Steve, looks after the land, and you may occasionally see him around. He values his privacy and is often found sailing his boat on the Coorong. Rest assured, he is discreet and ensures the property remains beautifully maintained, so you can enjoy a peaceful and relaxing stay.

PLEASE NOTE: We provide a double kayak and a single, plus two stand-up paddle boards for use with life jackets. Any activities on or near the water, and any use of provided equipment are entirely at the guests’ own risk. By booking this reservation, you acknowledge and agree to this condition. Please feel free to bring along your own kayaks, stand up paddle boards, fishing rods etc to enjoy all that The Dune House on the Coorong has to offer!

Guest Access

Guests have exclusive, private access during their stay to the entire property and the adjoining national park space that is only accessible from the property (bar the separate cottage and its adjoining garden area, unless rented in combination) . You’ll have full use of the house and all its amenities. The only spaces shared are the walking trails around the property, beach, and bird hide, which are shared with the accommodation at the cottage. These areas provide a unique opportunity to explore the natural beauty of the surroundings, while still maintaining your privacy and comfort.

Please note, The Cottage on your right as you drive up the driveway is a separate accommodation and is not for Dune House guest use unless rented alongside the Dune House. The Dune House is located further down the driveway, and the road ends with The Dune House, ensuring you have a private and serene retreat.

There is strictly NO access to the sandunes via vehicles at any time. Cars are only permitted on the signed tracks- A significant fee will apply if damage is found to the property.

Neighborhood

The Dune House is nestled on a private 180-acre property, shared only with one other rental, The Cottage, which is completely out of sight, offering a true sense of seclusion and immersion in nature. You’ll be surrounded by sweeping views of the Coorong, with walking trails and private water access right at your doorstep, making this a truly one of a kind retreat.

Located on Hindmarsh Island, you’re just a short drive away from local gems like The Islanders Tavern, a picturesque restaurant set over the marina, perfect for a relaxed meal or sunset drink. And in just 10 minutes, you can be in the heart of Goolwa, where you’ll find charming shops, cafes, and restaurants to explore.

Shared Property: Please note that there are two accommodations on this property, both sharing the walking trails, bird hide, and beach. We kindly ask that you respect the privacy of the other guests. If you’re interested in renting both accommodations, which can accommodate up to 21 guests, please feel free to enquire.

Parking: The Dune House provides ample space for parking.

Walking Trails & Dunes: The dunes are strictly off-limits to vehicles. When walking, please stick to the designated footpaths to help preserve the natural beauty of the area. Serious fees will apply if there is any damage inflicted to the land.

Two kayaks and two stand-up paddleboards along with life jackets, are included for your use and are stored in the grey shed behind The Dune House. Feel free to bring your bikes to enjoy the surrounding area to its fullest.

Water Access: Please note that water access can vary depending on the tides. The Coorong is a tidal estuary, and during low tide, the water may retreat significantly, exposing muddy banks. These areas can be soft underfoot, so we recommend wearing suitable footwear if you plan to venture down during these times. The landscape changes throughout the day with the movement of the tide, so it’s always worth checking ahead via apps on your phone if you’re planning to get out on the water. We recommend Willy Weather. That said, if you’re patient and don’t mind getting a little muddy, the effort is well worth it. The beauty and tranquillity of the Coorong are second to none, and catching it at the right moment can be a truly unforgettable experience.

Quiet Hours: To ensure a peaceful environment for everyone, quiet hours are from 11:00 PM to 7:00 AM. Please be mindful of noise during this time.

Pet Policy: The Dune House is pet-friendly upon mutual agreement. Please inquire if you’d like to bring a pet. Pets must be well-behaved and under control at all times, as the property is not fenced. A pet fee of $100 will apply. We kindly ask that you bring your own dog bed. Also, please be mindful of snakes in the area.

Extra Guest Fee: For any guests beyond 12, a $35 per guest fee will be charged.

No Parties: To maintain a peaceful atmosphere for all guests, parties and large gatherings are strictly prohibited. For events or groups of up to 21 people, when booking both The Dune House and The Cottage, please inquire directly for more information.

Snakes: This property is located in an area where native wildlife, including snakes, may be present. Please stay aware of your surroundings, take care when outdoors, and keep doors closed to prevent wildlife from entering the property

Fires: Please be aware that the fire danger season typically runs from November through May. Fires are strictly prohibited on Total Fire Ban days. Guests are responsible for checking current fire restrictions online before lighting any fire. Any fines incurred due to non-compliance during your stay will be your responsibility, and the property owners are not liable for these penalties.
