The Space

Welcome to your own slice of waterfront paradise on Hindmarsh Island LANGLEYS LANDING! A beautifully designed, luxurious retreat where the river is quite literally on your doorstep.

Designed for bringing people together, this is the perfect escape for a girls’ weekend, hens getaway, special celebration, couples retreat, family holiday or long-overdue weekend with friends. Think slow mornings, long lunches, sunset drinks, wood-fired pizzas and evenings gathered around the indoor fire.

The home features four bedrooms, including two bedrooms with external doors opening towards the water, creating a beautiful connection with the outdoors. There is also a bunk room, ideal as additional sleeping space or for older children.

The heart of the home opens onto an expansive outdoor deck overlooking the river. Spend the afternoon stretched out in the sunshine, enjoy a drink as the sailboats drift past, or gather around the pizza oven as the sun sets over the water. The private jetty adds another special place to relax, soak up the sunshine and enjoy the river.

In summer, the jetty ladders provide access to the water for cooling off. Please note that the water is shallow around the jetty and **jumping or diving from the jetty is strictly not permitted**. The property is suitable for small watercraft only, so you are welcome to bring a small tinny or jet ski where appropriate. There is a boat ramp 400 metres from the property.

The Outdoors & Water

The property has a fenced area at the front of the home, however, the rear garden where the property meets the water is completely unfenced, with no gates or barriers between the garden and river.

Children must be supervised at all times around the water.*Due to the open waterfront, deep water and the drop-off from the jetty, this property is **NOT suitable for children under 10 years of age**. It is best suited to families with older children who are confident swimmers and understand water safety.

Pets are welcome, however they must also be supervised at all times around the unfenced waterfront.

The kitchen uses rainwater, which is suitable for drinking. The water throughout the remainder of the property is supplied from the river.

Explore Hindmarsh Island & Goolwa

Located on beautiful Hindmarsh Island, you are just over an hour from Adelaide while feeling a world away. The property is close to Goolwa, with its wonderful selection of cafés, restaurants, shops and local attractions, while the surrounding Fleurieu Peninsula offers plenty to explore.

But you may find the hardest part is leaving the property at all.

Come for the river, stay for the sunsets, and settle into the slower pace of this sunny slice of paradise.

Guest Access

Guests have exclusive access to the entire home, including all four bedrooms, spacious living and dining areas, modern kitchen, indoor fire, outdoor entertaining deck, pizza oven and the beautiful waterfront area.

Step outside and enjoy your private jetty and direct river access. The jetty is the perfect spot to relax in the sunshine, enjoy a sunset drink or watch boats sail past. Jetty ladders provide access to the water for cooling off during summer; however, the water is shallow around the jetty and jumping or diving from the jetty is strictly prohibited. Only small watercraft such as a small tinny or jet ski are suitable.

The front area of the property is fenced, however the rear garden leading to the river is completely unfenced, with no gates or barriers. Children must be supervised at all times around the waterfront. Due to the deep water beyond the shallow area and the open access to the river, the property is NOT suitable for children under 10 years of age and is best suited to older children who are confident swimmers.

Neighborhood

Set in a peaceful waterfront pocket of Hindmarsh Island, this is a quiet and relaxed neighbourhood where the riverfront lifestyle is the star.

The homes along this stretch of the waterfront sit alongside one another without dividing fences, creating an open and spacious feel between properties. While the area is wonderfully peaceful, you are sharing the riverfront with neighbouring homes, so guests are asked to be respectful of noise, particularly in the evenings.

Enjoy the tranquillity, beautiful water views, sunsets and slower pace of island living, while still being close to Goolwa’s cafés, restaurants, shops and local attractions.

Other things to note
This is a beautiful waterfront property, but there are a few important things guests should be aware of before booking.

**Waterfront & children:** The rear of the property opens directly onto the river and is completely unfenced, with no gates or barriers. Children must be supervised at all times around the water. Due to the deep water beyond the shallow area and the open waterfront, the property is **not suitable for children under 10 years of age**. It is best suited to older children who are confident swimmers.

**Jetty & swimming:** The water is shallow around the jetty and **jumping or diving from the jetty is strictly prohibited**. Jetty ladders are available for guests who wish to enter the water to cool off. Please exercise caution and assess water conditions before entering.

**Boats & watercraft:** Small watercraft, such as a small tinny or jet ski, may be suitable to bring to the property, subject to size, water conditions and safe operation. The river is not suitable for larger boats.

**Pets:** Pets are welcome, however the rear waterfront area is unfenced. Pets must be supervised at all times and should not be allowed to roam freely near the river.

**Water:** The kitchen water is supplied by rainwater and is suitable for drinking. Other water at the property is supplied from the river.

**Neighbourhood:** The property is located in a quiet waterfront neighbourhood where homes sit alongside one another without dividing fences. Guests are asked to respect neighbouring properties and keep noise to a minimum, particularly during evening and overnight hours.

This is a peaceful retreat designed for relaxing, reconnecting and enjoying the river. Parties and events are not permitted.

Getting Around
A car is recommended for getting around and making the most of the Fleurieu Peninsula. The property is located on Hindmarsh Island, approximately 5–10 minutes from Goolwa, where you’ll find supermarkets, cafés, restaurants, shops and local attractions.

The surrounding area is ideal for exploring by car, with beautiful beaches, wineries, walking trails and Fleurieu Peninsula attractions all within easy reach. Adelaide is approximately 1 hour and 15 minutes away by car, making the property an easy escape from the city while still feeling wonderfully secluded.

Guests bringing a small tinny or suitable watercraft can enjoy the river directly from the property, subject to water conditions and suitability.
