The Space

Arrive at Hautbois and let the outside world fall away. A winding driveway framed by magnificent gum trees and the sound of birdsong sets the scene for this distinctive country retreat, where heritage charm meets the atmosphere of a private gentleman’s club.

Step inside and discover a cosy reading nook, complete with a record player and a collection of books, the perfect spot to pour a whisky, open a bottle of red and settle into the slower pace of country life.

Move through to the inviting open-plan living space, where moody lighting, a stylish bar for crafting your favourite drinks and a chessboard set the tone for evenings spent in good company. A beautiful indoor fireplace creates a warm centrepiece, while expansive windows frame sweeping views across rolling hills and the distant coastline.

The dining table sits beside these picture-perfect windows, making every meal feel like an occasion, from a leisurely breakfast as the landscape comes to life to a long dinner with friends.

Bedrooms & Sleeping Arrangements

Hautbois comfortably accommodates four guests across two bedrooms.

The second bedroom also features a sofa bed, which can be made available for an additional one or two guests by prior arrangement with your host. Please note that this is a sofa bed rather than a traditional bed. If you would like to use it during your stay, please contact us ahead of arrival so we can arrange the appropriate linen. The property is advertised for four guests, and the sofa bed is an additional sleeping option subject to approval.

Outdoor Living

Step outside onto the expansive bluestone deck, where the views stretch across the surrounding countryside towards the coast. Sink into the outdoor lounge with a gin or whisky in hand, or gather around the outdoor dining setting for a long lunch that effortlessly rolls into the evening.

The sunrises here are something special, bringing soft light across the hills and coastline, while sunsets invite you to slow down beside the open firepit. As night falls, settle in with a drink, enjoy the fresh country air and make the most of the peaceful surroundings.

For a little friendly competition, head to the golf tee-off area and practise your swing against a spectacular natural backdrop.

Guest Access

Guests enjoy full, private access to Hautbois and its outdoor entertaining deck. Convenient, secure off-street parking is available on-site in the driveway. Please note upon entry that the front entrance features a sliding door, simply slide it open to enter, or guests can use the sloped grounds and paths for alternative step-free access.

Neighborhood

Hautbois is nestled within a beautiful private estate shared with three other accommodation properties, including Casa Del Mar and The Gazebo, as well as a private residence.

As you enter through the gates, you will pass a private residence on your right-hand side. Continue driving until you reach the fork in the driveway. Take the left-hand driveway to reach Hautbois. The right-hand driveway leads towards Casa Del Mar and The Gazebo.

Please follow the left driveway carefully to ensure you arrive at the correct property. While the estate is shared, each accommodation has its own designated space. We kindly ask guests to respect the privacy of other guests and residents and remain within the designated areas of their booked property.

Interaction

We love to help our guests feel welcome and comfortable! While we won’t be on-site during your stay, we are always available via platform messaging if you have any questions, need local recommendations, or need assistance with anything during your stay. We have a guide book for your convenience on our Airbnb profile and we will be happy to check in with you when you arrive to make sure everything is perfect. Other things to note

Please note upon arrival that the main entrance is a sliding door rather than a traditional hinged door. The property comfortably sleeps four guests across the King and Queen beds, with room for up to two additional guests on the fold-out sofa bed in Bedroom 1, which opens to a small double. Year-round comfort is provided by indoor and outdoor wood fireplaces, air conditioning in the kitchen, ceiling fans, and supplementary plug-in heaters stored in each bedroom. Like many rural coastal properties on the Fleurieu Peninsula, Hautbois relies on rainwater and a septic system, and we kindly ask guests to be mindful of water usage throughout their stay.

– Quiet hours are strictly observed from 11 PM to 8 AM please respect our neighbours and fellow guests.
– Parties and events are not permitted.
– The maximum guest occupancy is 4 people and must not be exceeded.
– For safety, please ensure all fires are fully extinguished before leaving the property. The outdoor fire pit must be supervised at all times. Kindly follow the fire safety instructions provided in the handbook.
– We provide enough firewood for two fires during your stay. Should you wish to have additional fires, you are welcome to purchase additional firewood locally. Alternatively, you’re very welcome to bring your own firewood.

NOTE: Outdoor fires are not permitted from November through to April during the fire danger season. The internal pot-belly fire may be used during this period, unless a Total Fire Ban is declared for the area.

Guests are responsible for checking the current fire restrictions with the local CFS (Country Fire Service) before using any fire during their stay. Any fines incurred due to non-compliance during your stay will be your responsibility, and the property owners are not liable for these penalties.

PETS

Pets are not allowed at Hautbois.

To help you get settled, we provide an initial starter pack of essentials designed for a 2-night stay, including but not limited to toilet paper, coffee, milk, dishwashing tablets, and laundry detergent.

Our cleaning fee covers a thorough, professional cleaning by our in-house, trained staff to ensure the highest standards of cleanliness. At Norfolk Property Management we always ensure our properties are guest ready at a premium level. We use beautiful, professionally laundered and sanitised cotton sheets for a fresh, comfortable stay, and every detail is meticulously attended to. Plus, we provide personalised welcome packs, including wine & local produce to make your arrival extra special

Getting Around

A car is recommended to explore the surrounding Fleurieu Peninsula, with its beautiful beaches, coastal towns, wineries and local attractions. Hautbois is set within a peaceful rural landscape, so having your own transport is the easiest way to get around.

If you prefer to stay on the estate, you can slow down, wander the grounds and enjoy the natural beauty, birdsong and sweeping coastal and countryside views. It’s the perfect setting to switch off, settle in and embrace the slower pace of country life.
