The Old Dairy is a beautiful working farm, offering guests a rare opportunity to experience life on the land while enjoying the comfort of a cosy, modern retreat. As this is an active farm, farm vehicles, tractors and machinery may be operating around the property during your stay.

Please keep the driveway completely clear at all times. One vehicle can be parked in the allocated carport inside the barn. Any additional vehicles must be parked behind the barn, completely off the driveway. This ensures farmers have clear and safe access for tractors, machinery and farm vehicles at all times.

As you step inside The Old Dairy, you’re welcomed into a beautiful open-plan kitchen, dining and living space designed for slow days and cosy nights. At the heart of the room is a large indoor fireplace, creating the perfect place to curl up, gather around and enjoy the warmth after a day exploring the farm.

The kitchen is beautifully appointed and made for cooking, sharing meals and lingering around the table with loved ones. Whether it’s a big breakfast in the morning or a long dinner by the fire, this is a space designed to bring everyone together.

The large modern bathroom features a generous shower, vanity and toilet, with a clean, contemporary feel.

The hallway brings a wonderful touch of the property’s working-farm character, with space to hang your jackets and tuck away muddy boots after exploring the land.

At the end of the property, you’ll find the spacious bedroom, a beautiful retreat with doors opening directly onto the large deck and uninterrupted views across the surrounding landscape. The room features a comfortable queen bed, along with two built-in bunk spaces creating four additional single beds.

The built-in bunks are designed with little nooks of their own, complete with hidden books and lighting for bedtime reading, a magical space for children to settle into. They also make The Old Dairy an incredible option for a girls’ getaway or ultimate hens retreat, with plenty of space for everyone to relax, reconnect and enjoy the surroundings.

The Barn

Directly opposite The Old Dairy, the beautiful barn offers an additional space to gather, play and enjoy the property. Inside, you’ll find a dedicated games room with foosball, ping pong and a dartboard, creating a fun space for both kids and adults to enjoy.

Outside, the barn opens onto an outdoor fire pit that captures the glorious afternoon sun, making it the perfect spot to settle in with a drink, share stories and watch the light roll across the surrounding farmland.

There’s also a BBQ for relaxed outdoor meals, making the barn a wonderful extension of the main house and a space where everyone can come together.

The Outdoors

Step outside onto the expansive decking and take in the views stretching across the valley, farmland, forests and towards the ocean. It’s the kind of place where a morning coffee becomes a ritual, afternoons are spent in the sunshine and evenings call for a glass of wine by the fire.
With beautiful spaces to gather, cosy corners to retreat to and nature stretching out in every direction, The Old Dairy invites you to slow down, reconnect and experience a true escape on the land.

Guest Access

Guests have private access to The Old Dairy and the surrounding areas provided for guest use, including the large deck, garden areas and the barn games room and outdoor fire pit.

Guests are welcome to enjoy the beautiful farm surrounds and designated areas of the property. As this is a working farm, some areas are private or used for farming operations and are not accessible to guests.

Please do not enter active farm areas, sheds, machinery areas or paddocks unless specifically permitted. Farm machinery, livestock and other agricultural hazards may be present, so please take care while exploring.

The barn is located directly opposite The Old Dairy and provides additional space to enjoy during your stay, including the games room, BBQ and outdoor fire pit.

Neighborhood

The Old Dairy is nestled in the peaceful countryside of Waitpinga, surrounded by rolling farmland, native forests and beautiful coastal landscapes. This is a place to slow down, breathe deeply and reconnect with nature, with kangaroos and native wildlife often making an appearance.

The surrounding Fleurieu Peninsula offers plenty to explore, from beautiful beaches and coastal walks to local wineries, produce, cafes and charming country towns. Spend the day exploring the region, then return to the peaceful surrounds of The Old Dairy to enjoy a fire, a glass of wine and the incredible views.

With wide-open spaces and very little around you, it feels wonderfully private and removed from everyday life, while still being within easy reach of everything the Fleurieu has to offer.

We love to help our guests feel welcome and comfortable! While we won’t be on-site during your stay, we are always available via platform messaging if you have any questions, need local recommendations, or need assistance with anything during your stay. We have a guide book for your convenience on our Airbnb profile and we will be happy to check in with you when you arrive to make sure everything is perfect. Thank you for staying at The Old Dairy. We want you to enjoy the unique experience of staying on a beautiful working farm. Please take the time to read these House Rules carefully before and during your stay.

WORKING FARM & GUEST SAFETY – IMPORTANT!

The Old Dairy is a live, active and working farm. This means that normal farming activities may take place around the property during your stay.

This is not a traditional residential holiday property, and there are inherent hazards associated with staying on a working farm. These hazards may include, but are not limited to:

* Cattle and other farm animals
* Tractors, farm machinery and agricultural vehicles
* Moving vehicles and equipment
* Uneven, unsealed and natural ground
* Grass, paddocks and natural terrain
* Rocks, branches, holes and other trip hazards
* Dams, waterways and wet or slippery areas
* Fences, gates and farm infrastructure
* Agricultural equipment and materials
* Other hazards associated with normal farming operations

Farm machinery, vehicles and animals may be present or moving throughout the property, and farming activities may occur during your stay.

By making a booking and staying at The Old Dairy, you acknowledge that you are entering a live working farm and agree to these terms and conditions and to stay at your own risk, to the extent permitted by law.

Guests are responsible for taking reasonable care of themselves and all members of their group, including children and pets.

Guests must remain alert and supervise children and pets at all times. Please take particular care when walking around the property and be aware that the ground and surroundings may contain natural and agricultural hazards.

Do not approach, touch, feed, chase or interfere with animals, machinery, vehicles, equipment or farm infrastructure.

Never enter areas where farm work or machinery is actively operating. If you are unsure whether an area is safe to enter, please stay clear and contact your host.

GUEST IDENTIFICATION

ID may be required and can be requested by your host prior to your arrival.

GUEST LIMIT

The property accommodates a maximum of 6 guests – Only registered guests are permitted on-site.

NO PARTIES OR EVENTS

Parties, events or unauthorised gatherings are not permitted and may result in immediate cancellation of your booking.

SCHOOLIES & YOUTH BOOKINGS

We do not accept schoolies or youth group bookings.

NO PETS – Strictly no pets

NO SMOKING

Smoking is strictly prohibited inside the property. This includes e-cigarettes and vaping.

A cleaning fee of $500 will apply if smoking is detected.

NOISE

Out of respect for our neighbours, we ask that noise be kept to a minimum after 12:00 PM

FARM ACCESS MUST REMAIN CLEAR

The driveway is a working farm access route and must remain completely clear at all times.

DO NOT PARK ON THE DRIVEWAY.

Tractors, farm machinery, farm vehicles and other agricultural equipment may need to use the driveway at any time. Blocking the driveway can prevent essential farm operations and create a serious safety hazard.

PARKING

Please park one vehicle in the designated carport.

Any additional vehicles must be parked on the grass and completely off the driveway, in a suitable area that does not interfere with farm access.

Please do not park in front of gates, access points, sheds, buildings or anywhere that may obstruct farm machinery or vehicles.

FRONT GATE – MUST REMAIN LOCKED

The front gate must be closed and securely locked at all times during your stay.

This is extremely important to prevent cattle from wandering from the property and into areas where they should not be.

Whenever you enter or leave the property, please ensure the gate is securely closed and locked behind you.

Do not leave the gate open, even for a short period.

ANIMALS & LIVESTOCK

Cattle and other farm animals may be present on or around the property.

Animals are unpredictable and can pose a serious risk, particularly if approached, startled, fed or disturbed.

Guests must:

* Keep a safe distance from all animals
* Never feed or approach livestock
* Never chase, touch or attempt to move animals
* Keep children closely supervised around animals
* Keep pets under control and away from livestock
* Never enter animal yards, paddocks or restricted areas unless specifically authorised

If cattle or other animals are near the accommodation or access areas, please allow them plenty of space and do not attempt to move them yourself.

If you have concerns about an animal or believe livestock have escaped through a gate or fence, please contact your host immediately.

FARM MACHINERY & EQUIPMENT

Farm machinery may be operating or moving around the property during your stay.

Do not approach, climb on, touch, operate or interfere with any tractor, machinery, tools, equipment, vehicles or agricultural infrastructure.

Please be particularly aware that farm machinery and vehicles may move unexpectedly and may have limited visibility around them.

Children must never be allowed to play on or around farm machinery, vehicles, sheds or agricultural equipment.

EXPLORING THE PROPERTY

Guests are welcome to enjoy the natural surroundings and any areas specifically designated for guest use.

However, The Old Dairy is a working farm and not all areas of the property are safe or accessible to guests.

Please do not enter:

* Active farming areas
* Machinery operating areas
* Animal yards or restricted paddocks
* Sheds, workshops or agricultural buildings unless specifically permitted
* Areas marked as private or restricted
* Any area where farming activities are taking place

Guests must take care around dams, waterways, fences, uneven ground, holes, rocks, branches and other natural or agricultural hazards.

There may be trip hazards, uneven ground and changes to the terrain that occur as a normal part of farming operations. Please take care and wear appropriate footwear when exploring the property.

DAMAGE, THEFT & PROPERTY CARE

Guests are responsible for any damage or theft during their stay.

Additional fees will apply to cover the cost of repairs or replacement where applicable.

Please treat the property, furnishings, equipment and surrounding grounds with care and respect.

ADDITIONAL CHARGES

Additional cleaning fees, damage fees or penalties may apply if any house rules are breached, including noise violations, exceeding the guest limit, damage to property or failure to follow farm safety, parking or gate requirements.

KITCHEN USE

Please clean up after using the kitchen, dispose of trash properly and leave the space tidy for the next guest.

BBQ USE

Please ensure the BBQ is left clean and in the same condition as you found it.

An additional cleaning fee may be charged if the BBQ is left excessively dirty or requires additional cleaning.

SAFETY & SECURITY

Please ensure all doors and windows are locked when leaving the property, including arming the alarm where applicable.

The host is not responsible for lost or stolen items.

TRASH & RECYCLING

Please dispose of trash and recycling according to local guidelines and the instructions provided at the property.

If trash is left outside or improperly disposed of, additional cleaning fees may apply.

TAMPERING WITH SAFETY EQUIPMENT

Tampering with smoke detectors, fire alarms or other safety equipment is strictly prohibited.

Any tampering may result in immediate cancellation of the stay and additional fees.

LOCAL LAWS & REGULATIONS

Guests must adhere to all local laws, including noise ordinances, parking restrictions, fire bans and any other applicable regulations.

Guests must also follow all safety instructions provided by the host and displayed throughout the property.

IMPORTANT WORKING FARM ACKNOWLEDGEMENT

By booking and staying at The Old Dairy, you acknowledge and agree that this is a live, active working farm and that hazards are an inherent part of the property and its normal operation.

You acknowledge that animals, livestock, farm machinery, tractors, vehicles, uneven ground, natural terrain, trip hazards, waterways, fences and other agricultural hazards may be present throughout the property.

By making your booking, you agree to these terms and conditions, to take reasonable care of yourself and all members of your group, including children and pets, and to follow all farm, parking, gate and property safety requirements.

Your stay is at your own risk, to the extent permitted by law.
